An experienced commercial roofing contractor like Lloyd Roofing completes hundreds of roof replacement projects each year.
Business owners and property managers, though, may only hire a commercial roofing contractor for major projects two or three times during their career.
That’s why Lloyd Roofing developed a “What to Expect Guide.” From the first phone call to the final inspection, Lloyd Roofing takes great pride in being a transparent, honest and frequent communicator. Although Lloyd Roofing is classified as a commercial roofing contractor, our team also is recognized as a customer service organization. In fact, commercial clients often note our team’s communication skills when leaving 5-star Google reviews.

Roles and Responsibilities
Once customers agree to proceed with a reroofing project, Lloyd Roofing provides a “What to Expect Guide” that sets expectations before, during and after the project.
Lloyd Roofing employs teams of roofers specializing in flat, tile, shingle and metal roofs. Beyond those front-line employees, though, are dedicated managers and leaders who ensure projects are smooth from start to finish. The “What to Expect Guide” lists roles and responsibilities for each key individual assigned to the project:
Operations Manager
- Pre-job coordination
- Material ordering and deliveries
- Scheduling crews and equipment
- Permits and inspections
- Invoicing and pay applications
- Change Orders
- Warranties and close-out packets
Field Supervisor
- On-site coordination with crews and project stakeholders
- Verifying deliveries on jobsites and managing material storage
- Onsite safety setup and monitoring
- Quality assurance
- Progress inspections, final Inspections and punch out
- Final walk-through with owner/manager
A field supervisor is not physically at a job site all day or every day. However, a project foreman will always accompany a roofing crew.
Additionally, Lloyd Roofing’s staff of 160+ industry professionals is led by President and Founder Travis Lloyd. Key leaders include regional managers, project managers, superintendents, account managers, development managers, estimators, accounting specialists, bookkeepers and others.
What to Expect: Pre-Job
Before any work begins, Lloyd Roofing’s production team compiles all signed paperwork, notes roofing material choices (including colors and styles) and creates shop drawings and submittals. That information is then compiled into a customer’s file. Once the initial file is complete, Lloyd Roofing will accomplish the following:
- Ordering materials
- Pulling construction permits
- Creating job folders for the crew
- Moving a project onto Lloyd Roofing’s “job board”
The next step is moving to the “scheduled job board.” At that point, a project is usually three to four weeks out from its projected start date. An introduction to the project team is made to the owner/manager informing them of everyone’s responsibilities. This heads-up gives customers time to plan around construction, which can include blocking off parking spaces for roofing trucks and equipment, as well as providing a courtesy notice to building tenants. As the project start date approaches, Lloyd Roofing checks in weekly with customers, with a final touch-base the day before a job begins.
Typically, the actual start date falls within a day or two of the initial projected date. However, delays occasionally occur for two reasons: (1) Poor weather delayed construction on jobs already in progress; or (2) Material shipments were delayed from the manufacturer.
Note about materials: Typically, Lloyd Roofing will deliver roofing materials one to two weeks prior to a job’s start date. These materials can include surface coverings, such as shingles, tiles or modified bitumen rolls, as well as underlayment, flashing, fasteners, adhesives and vents. Early delivery ensures that materials are inventoried and in place before roofing crews arrive on the job site. Delivery teams can load materials directly onto the roof or a staging area, such as a parking lot or designated laydown area.
What to Expect: Tear-off and Dry-in
Tear-off is the process of removing an old roof. Dry-in is the process of installing the new roofing system or underlayments and making the roof watertight.
Timeline: Tear-off and dry-in can take an entire day for smaller roofs and multiple days or even weeks for a large project. Roofing crews typically arrive between 7:30-8:30 a.m., but could start sooner or later. Time estimates are provided by Lloyd Roofing’s scheduling team.
Access: Roofing crews need clear access to buildings and surrounding areas, so vehicles and obstructions should be removed. Dump trailers and trucks will be positioned on site for the entire roof removal. Dump trailers will be removed within 24 hours of completion for each project phase.
Protection: Roofers will lay down tarps and netting to protect landscaping, pool cages, sidewalks and entryways. This helps collect debris that may fall onto the ground. Before roofing crews leave for the day, they will clean up the job site.
Safety: Although crews make every effort to remove loose nails, screws and debris, Lloyd Roofing recommends avoiding outdoor spaces near the building while the project is underway. For your safety, please do not access the roof during the replacement process – it is an active construction site.
Noise: Expect loud noises from machinery, hammering and roofing equipment. This is normal. Vibrations can travel throughout a structure during the reroofing project.
Inspection: Depending on the project type, the municipality may require multiple inspections. Lloyd Roofing will manage and schedule all inspections. City or county inspectors typically visit the job site within a day or two. However, the timeframe can be longer if a project commences after a hurricane.
What to Expect: Final Roof Installation
After passing your initial inspection, Lloyd Roofing will begin the final installation. The tear-off and dry-in crews often are different teams.
Once the reroof is complete, roofing crews will perform a final cleanup. Customers are always encouraged to contact their field supervisor with any concerns about the cleanup process.
Any remaining materials will be removed from the job site within 48 hours. Lloyd Roofing typically orders extra materials so crews do not run short during a project. These extra materials do not affect the contract price. Customers with contracts that include gutters, soffits or fascia will have another installation crew finish the project.
The last step is a final inspection from the city or county inspector. Again, this usually occurs within 2-3 days under normal circumstances. All warranty paperwork and close-out documentation will be issued upon receipt of final payments.
Why Choose Lloyd Roofing as Your Commercial Roofing Contractor
Nearly one-fifth of the nation’s largest roofing contractors are headquartered in Florida, according to Roofing Contractor magazine. The commercial roofing contractor business is highly competitive in Florida. However, Lloyd Roofing stands head and shoulders above the competition when it comes to communicating with customers.
